pH+ were commisioned to refurbish and improve this locally listed building on 295 Hoxton Street into a residential scheme with commercial space for developer City & Suburban.

The existing mansard has been replaced and clad in slate to reference the heritage of the area while utilising modern techniques and providr a greater floor to ceiling height on second floor level. Any works on the project were deliberately subservient to the existing building in line with pre-application advice. The commercial space at ground floor with natural daylighting to the associated basement level space is achieved by a large void in the floor plate between the ground and basement level.
